What is an Estate Sale?

Estate sales take place when a family relocates, significantly downsize, or someone passes away and the estate has a large volume of items that need to be sold. Junkin' Ain't Easy's team will go into the home, stage, organize, and price items to be sold. We will advertise the sale and then open the doors to the community to shop the items within the home over 2 or 3 days. Junkin' Ain't Easy specializes in primitives, antiques, vintage, mid-century modern, high-end crystal, gold & silver, advertising, and motorcycles. We also have specialist who will assist you in selling your high-end coins and guns through a licensed FFL. 

Our goal with every sale is to maximize the value of the items, create a unique shopping experience for our guests, and have the home 100% empty when we are finished for our clients. 

How Do Estate Sales Work?

Each estate sale is unique. They all have completely different items and are located in different homes in different communities. Each sale is like its own little pop-up shop with its own style.

Each of our estate sales are listed on our Upcoming Sales page; preliminary photos for each sale are posted also. For each sale, the house will be staged, and items will be individually priced. We have stepped into the future, unlike some estate sale companies, and this means we accept PayPal, Venmo, Cash App, credit cards, Apple & Google pay, and cash! We try to accommodate all sales and even offer local delivery for larger items for an additional fee. 

Why Shop Estate Sales?

There are many reasons to shop Estate Sales, but our favorite is for the thrill of the hunt and the treasure hunting. You never know what you will find, we have even had people find things that once belonged to one of their family members. Estate Sales are environmentally friendly! Buying well-loved items helps to keep things out of local landfills. Estate Sales are fun. Our other favorite reason is for the building of community. You will meet new people and may even make a friend or two that you will find at our other sales. And last, but not least, the pricing. Why pay full price when you can find the item at an estate sale for sometimes half the price or less!

What Do Estate Sale Companies Charge?

Hiring an estate sale company is not the same process as hiring a plumber. Most people only have one estate sale in their life and finding the right company is a very important task. Do your homework to understand industry norms around commission structure, services provided, and any extra fees involved. The cost of professionalism and peace of mind is not always cheap. Remember you get what you pay for! When looking to hire an estate sale company expect to pay between 30-50% commission. Commission is calculated on multiple factors: 

  • How much work is involved.  More work = higher commission. 

  • How much value is in the house. Higher value = lower commission. 

  • How comprehensive the service is that the company is offering. More comprehensive service = higher commission. 

 

Estates requiring a lot of organization, cleaning, and have lower value dated items should expect to have a commission rate of 50%. 

For more contemporary houses, with little organization, and higher value items like jewelry, advertising, unique and well maintained primitives, antiques, and MCM furniture, and branded furniture, companies generally charge below 50%. 

Additional Fees

It is important to understand exactly what service will be covered and if there will be any additional fees. A lot of clients are downsizing and also wan the option of having their homes 100% empty when we conclude the sale. Depending on what is needed additional fees may be required. 

 

Three things you’ll want to clarify are:

  • Do you want the estate sale company to remove all the unsold items and manage donations after the sale or do you want all items to be left as they were at the end of the sale? (For larger sales, managing donation and trash post sale can be a multi-day project. )

  • Do you want the estate sale company to leave the home empty and swept clean?

  • Do you want the estate sale company to have the home professionally cleaned at the conclusion of the sale?

 

Additional charges will be charged for:

  1. Estate Cleanout

  2. Advertising

  3. Professional Cleaning

  4. Disposal Fees (electronics, appliances, mattresses, etc.)

  5. Dumpster Fees
